Sector: Property Development / M&E
Location: London
Site type/size: 90+ door AC
The Client:
Over the last decade, WLS have developed a strong relationship with this client. The client, who have engaged upon a 5-site development plan, used WLS for the installation of an Access Control system from Gallagher, on the first site in central London. Following the success of the install, the client asked WLS to tender for the second neighbouring site- a 14 storey mixed retail and commercial building with 92 doors.
The client praised WLS’ continued depth of explanation and quality of price throughout the tendering process and awarded the second job to WLS in 2022.
The Challenge:
From the outset, the client requested an expedited installation program. An installation of this size would typically be spread over a 2-year period. In this instance, the customer wanted the job done in 1 year. This was a non-negotiable and it was made clear to all subcontractors that if anyone fell behind, they would be removed from site.
The client also had very specific requests for the functionality of the access control system. Firstly, the system must have destination control. This would allow users to be automatically allocated the most appropriate lift when they pass through the turnstile system. Secondly, as the bottom two floors of the building were to be used for retail, the client wanted a security system that would allow them to track the footfall and behavioural tendencies of shoppers to be able to maximise profitability per square foot.
Finally, the client wanted the system to integrate, communicate, and connect with the existing Gallagher system in the first building.
The Solution
WLS installed a Gallagher Controller 6000 system on the site. This was because Gallagher was specified within the design package, installed by WLS on the first site, and possessed all of the required features. The system consisted of 92 doors, multiple speed gates (with destination control), an integrated intruder alarm, an integrated CCTV system capable of the behavioral analysis mentioned above, an intercom system and a car barrier system with ANPR functionality.
As requested, the Gallagher system interlinked with the first site on the development. This allows certain card-holders combined access to both building, and facilitates the programming, syncronisation of data and the editing of permissions across both sites.
The Result
Following the installation, the client expressed their satisfaction with WLS’ installation. WLS stuck to the timeline required and provided all of the requested system functionality. Consequently, we have won the tender and are currently on site for the client’s third project in the development- a two tower development with 21 and 36 storeys respectively. We also have the contract for their access control system servicing.
Why it matters
Large real estate investment companies and main contractors need to be absolutely certain that their fire and security subcontractors can price correctly and cost effectively and can install professionally, smoothly and within limited time restraints. Put simply, WLS would not be trusted to work on the client’s third (and largest) project if they did not deliver on each of the metrics required of them throughout the tendering and installation processes.
